Terms.
These Terms of Service govern the use of the Cyprus Expats platform. Please read them carefully before using our services.

1. Scope, provider & definitions
The provider and contractual partner for the platform is CYPRUS EXPATS LTD, Filias 9, Acropaphos, Flat/Office 163, Chlorakas, 8220 Paphos, Zypern / Cyprus (reg. no. HE 492911, VAT no. CY60359429O, "we", "CE"). These Terms apply to all users of the platform.
Definitions: "Member" = registered person with an account; "Guest" = person who submits inquiries or registrations without an account; "Provider" = member who lists properties, posts classifieds or organises events; "Platform" = our online service.
2. Conclusion of contract & description of service
Cyprus Expats is a technical provider and a referral and community platform. It currently comprises events, properties and editorial content; classifieds, an AI information service and an affiliate programme are planned and not yet available (see §§8, 10 and 11). For properties and classifieds we are not ourselves a seller, landlord or broker and do not become a party to the transactions initiated there. For paid events we sell the ticket in our own name and for our own account (Merchant of Record, see §6).
Contracts are concluded: (a) the user agreement with us upon registration or use of the platform; (b) for properties/classifieds, directly between you and the respective provider; (c) for free events, between you and the organiser; (d) for paid events, the ticket purchase contract is concluded between you and CE, while the organiser runs the event as our contractor.
3. Registration & account
(a) You provide truthful and complete information on registration and keep it up to date. (b) You are responsible for keeping your credentials confidential. (c) We may suspend or delete accounts in case of breaches of these Terms, misuse or unlawful conduct. (d) You can delete your account at any time (see §15 and the privacy policy).
4. Property inquiries & referral
(a) After your consent, we forward inquiries, search requests and listing requests to the responsible broker(s). (b) The respective broker/owner is solely responsible for the content, accuracy and lawfulness of listings and for the subsequent referral. (c) CE does not charge you a commission for the referral; any broker commission is governed by your agreement with that broker.
5. Events: registration & participation
(a) By submitting the registration (or confirming the magic link) you register bindingly. (b) You register companions (plus-ones) on your own responsibility and with their consent. (c) For fully booked events a waiting list may be kept; a claim to a place only arises upon explicit confirmation. (d) The organiser is responsible for the content and the running of the event.
6. Payments, prices & invoices
(a) For paid events CE is your contractual partner for the ticket purchase and sells in our own name and for our own account (Merchant of Record). We issue your invoice including any applicable VAT. (b) Payment is processed technically via Stripe (Connect model) on a Stripe-hosted page; we do not store card data. The Stripe terms apply in addition. (c) The ticket price set by the organiser is a NET price. A Cyprus Expats service fee is added, as well as any applicable VAT, which is calculated and shown via Stripe Tax depending on the place of supply. The total amount including the service fee and VAT is shown to you before you are bound. (d) The event itself (running the event) is provided by the organiser as our contractor. The organiser receives 100% of their net ticket price, paid out after a successful Stripe identity check. Our remuneration is the service fee, which the buyer pays on top of the ticket price.
7. Cancellation, refunds & right of withdrawal
(a) For event tickets tied to a specific date (leisure services) there is generally no right of withdrawal under s. 16 Consumer Rights Law 133(I)/2013 (implementing Art. 16(l) of Directive 2011/83/EU). (b) The contractual partner for cancellation, refunds and any withdrawal matters for paid events is CE as the seller (Merchant of Record), not the organiser. (c) Independently of the right of withdrawal, a tiered refund rule applies to paid events (default: from 7 days before the event 100%, from 2 days before 50%, thereafter 0%); the organiser may set a different policy shown on the event. After check-in/admission no refund is possible. (d) Refunds are made to the original means of payment and may take a few business days. (e) By way of exception to (c): if the organiser does not complete the identity verification required for payout, we refund your ticket in full even if the event has already taken place or you have checked in. We allow 30 days after the end of the event for this and notify you of the refund by email. (f) Until they are paid out to the organiser, we hold the ticket funds with our payment service provider. Payout to the organiser happens no earlier than after the event and only once the identity verification is complete. (g) The Cyprus Expats service fee is not refunded for a cancellation you initiate yourself — our service (selling and ticketing the seat) has been performed. If, however, the organiser cancels the event, it is oversold, or the organiser does not complete the verification required for payout (see (e)), we refund the service fee in addition to the ticket price.
8. Classifieds (planned)
This feature is not yet available. The following section only applies once it launches. (a) Members may post classifieds. You are solely responsible for the content, accuracy and lawfulness of your ad and for fulfilling any contracts with other users. (b) CE is not a party to these transactions and does not review ads in advance. (c) Prohibited content (see §9) and misleading commercial claims are not permitted; we may remove ads.
9. User content & licence
(a) For content you submit (event/property/classifieds descriptions, images, messages) you grant us a simple, royalty-free right to store, display and machine-translate it (e.g. via DeepL) to operate the platform. (b) You warrant that you hold the necessary rights and do not infringe third-party rights. (c) Prohibited content includes in particular unlawful, abusive, discriminatory, violent or sexually explicit content as well as spam. (d) We may remove content that violates these Terms or the law.
10. AI chatbot (planned)
This feature is not yet available. The following section only applies once it launches. (a) Our AI chatbot provides automated, non-binding information. (b) Answers may be incorrect or incomplete and do not constitute legal, tax or investment advice; official sources and professionals always prevail. (c) Do not enter sensitive personal data into the chat (see the privacy policy). (d) Abusive or automated use of the chatbot is prohibited.
11. Affiliate programme (planned)
This feature is not yet available. The following section only applies once it launches. (a) Once launched, you may participate in the affiliate/referral programme and earn commissions across several tiers (currently envisaged: 10% / 5% / 2.5% / 1.25% over four tiers; the final conditions will be published at launch). (b) Commissions only arise for actually concluded, non-cancelled/non-refunded turnover and after any review by CE. (c) Payouts are made manually by SEPA transfer above any defined minimum threshold. (d) Spam, misleading advertising, self-referrals and manipulation are in particular prohibited; in case of breach, commissions may lapse and participation may be terminated. (e) We may adjust the programme's terms with effect for the future.
12. Conduct & obligations
You undertake not to misuse the platform, in particular not for (a) unlawful purposes, (b) harassment, hate or discrimination, (c) spam, malware or phishing, (d) unauthorised collection of others' data or (e) circumventing security and protection mechanisms.
13. Guests & magic links
These Terms also apply without an account: by submitting an inquiry or registration you accept them. Magic links serve solely for authentication (time-limited, single-use) and do not create a separate contract.
14. Liability & availability
(a) The platform is provided with reasonable care but without warranty of uninterrupted availability. (b) We assume no liability for the content, offers and conduct of third parties (brokers, organisers, other users). (c) Otherwise we are liable without limitation only for intent and gross negligence and for injury to life, body or health; for slight negligence only for breach of essential contractual obligations and limited to the foreseeable damage typical for the contract. Mandatory statutory consumer rights remain unaffected.
15. Term, termination & account deletion
(a) The user agreement runs for an indefinite period. (b) You can delete your account at any time in the settings; the processing of your data after deletion is governed by the privacy policy (soft delete + anonymisation after 30 days). (c) We may terminate the agreement with immediate effect in case of breaches of these Terms. (d) Outstanding payment obligations from paid events remain unaffected.
16. Additional terms for brokers & organisers
For members who list properties, post classifieds or organise events, the following applies in addition: (a) You are responsible for your content, its lawfulness and your professional and licensing obligations (e.g. the applicable Cypriot estate-agency regulation). (b) You receive forwarded inquiries or claim leads from the regional pool; contact details are only disclosed to you after the inquiring person's consent. (c) The accepted consent and terms version is recorded in an auditable way. (d) You indemnify us against third-party claims arising from unlawful content or breaches of duty on your part. (e) For paid events CE sells the tickets in its own name (Merchant of Record); you provide the event as our contractor and receive 100% of your net ticket price; our remuneration is the service fee the buyer pays on top. For payout you set up a Stripe Connect Express account and complete Stripe's identity check (KYC); payout only happens after a successful check. (f) We may be legally required to report your master and revenue data to the tax authorities (DAC7, Directive (EU) 2021/514); the data collected for this is retained in accordance with the privacy policy.
17. Changes, applicable law & jurisdiction
(a) We may amend these Terms with effect for the future and will inform you in good time; continued use is deemed acceptance, mandatory consumer rights remain unaffected. (b) Should a provision be invalid, the remainder stays valid (severability clause). (c) The law of the Republic of Cyprus applies; mandatory consumer protection rules of your EU country of residence remain unaffected. (d) Our privacy policy applies in addition.
